Program Overview


Home Repair and Rehab Loans is a program that offers homeowners an opportunity to install energy-saving measures, improve health and safety for occupants and contribute to habitability, structural integrity and long-term preservation of a single-family home. Residences must be in Missoula, Mineral or Ravalli counties.


Who is eligible for this program?


Homeowners must own and occupy the home for at least one year to be eligible. Funds may be used to install energy-saving measures, improve health and safety for occupants and contribute to habitability, structural integrity and long-term preservation of a single-family home.

Property Eligibility Requirements


The home must be stick-built on a permanent foundation. Exceptions apply for mobile homes built 1978 or later in Missoula city limits, which may be eligible for up to $7,500 in repair financing.
Allowable property types: Stick-built on a permanent foundation; mobile home (Missoula city limits only)


Benefit Details


Loans up to $24,500 at 5.5%

Benefit: Low-interest loans will be tailored to the household's budget. Home improvements covered include: plumbing, heating system, electrical wiring updating or repair; structural repairs to supports or foundations; home insulation or addition of storm windows to save energy costs; roof replacement or repair; create accessibility for a disabled family member; repair deteriorated siding, porches or entrances; well and/or septic improvements, or city connection to those systems.

Other Program Comments:In some cases repayment can be deferred until transfer of title. The Human Resource Council will do a site visit at no cost to the homeowner, and inform the homeowner of the home's needs. HRC can help owners solicit bids on the necessary work to be done. A site visit will be done prior to the final payment on the rehab work performed.
